Marylebone Apartment

This grand apartment occupies the lower two floors of a Grade II listed townhouse bordering a garden square in Marylebone. Our brief was to make the home fully accessible for the disabled owner, while giving the whole property a thorough refurbishment. We are reintroducing lost period features while modernising the interior and reorganising the accommodation to suit the clients needs. It was clear from the outset that the works should be focussed on the much altered, rear closet wing. A new passenger lift has been introduced, by removing a defunct chimney stack, and the original uneven cantilevered stone stair has been lined in oak to create uniform and level treads. Although the principal rooms required a light touch (given their heritage interest) we have successfully secured permission to line the closet wing internally with cork insulation, massively improving the thermal comfort. Externally we have stripped back the 1990's asphalt roof and reintroduced traditional standing seam leadwork. This improvement allowed us to negotiate a large modern rooflight with the conservation officer, which floods the new kitchen with natural light. The project is due to complete Spring 2024. Studio Bua successfully negotiated Listed Building Consent with Westminster, and a Licence to Alter Application with the Portman Estate in 2023.
